About This Estimate

  • How this estimate is calculated. This calculator uses average effective total property tax rates for each Utah county based on U.S. Census Bureau American Community Survey data. The rates reflect the combined average burden from school districts, county government, cities, and other local taxing entities. Because actual rates vary by your property’s exact location within a county, your final tax bill may be higher or lower than this estimate.
  • Primary residential exemption. Under the Utah Constitution (Art. XIII Sec. 3), owner-occupied primary residences qualify for a 45% exemption – meaning only 55% of market value is taxed. The county effective rates used in this calculator are sourced from Census ACS data (taxes paid divided by market value) and therefore already reflect the primary residence exemption for typical owner-occupied homes. For primary residences, the rate is applied directly to your market value. For non-primary properties (rentals, vacation homes), the effective rate is grossed up by a factor of 1/0.55 to reflect that those properties are taxed on their full value without the exemption.
  • Circuit Breaker program. The Utah Circuit Breaker provides income-based property tax relief for qualifying homeowners age 66 or older, or who are disabled. The maximum reduction changes annually – contact your county assessor or visit the Utah Tax Commission for current eligibility thresholds and amounts.
  • Veteran exemptions. Utah provides property tax relief for qualifying disabled veterans. The exemption amount varies based on VA disability rating and other factors. Contact your county assessor’s office for the specific exemption amount that applies to your situation.
  • County rates reflect combined total burden. The effective rates used are not the county government rate alone – they include school district, city, county, and special district levies combined. Individual rates within a county vary by city and taxing district.
  • Utah has low property taxes overall. Utah ranks among the five lowest property tax states nationally, with a statewide average effective rate of approximately 0.48%. County rates in this calculator range from 0.27% (Garfield) to 0.62% (Carbon/Emery).
